We will contact builders and send out a package of information for them to price. Once their prices are received we will review them and present them to our client. Assuming that one of the tenders is acceptable, we then hold a pre-contract meeting with the client and contractor and prepare the contract documents for signature.
We operate industry standard JCT (Joint Contracts Tribunal) contracts that clearly sets out the responsibilities of each party. During the works we regularly visit the site, typically once every two weeks, and hold formal minuted progress meetings every 4 weeks or calendar month. We check the valuations prepared by the Contractor (unless a Quantity Surveyor is appointed for this service) and issue interim payment certificates. Once works are practically complete we issue a Practical Completion Certificate releasing 50% of the retention held against the contractor. Following the Defects Liability Period, which can range from 3 to 12 months, we inspect the works, arrange for the contractor to rectify any defects that have emerged and issue a Making Good Defects and Final Certificate. Our work is then complete.
