We prepare either a Planning Statement, Design and Access Statement and / or a Heritage Statement, as necessary to support the planning and / or listed building consent application or pre-application consultation process.

Other supporting information may be required from specialist consultants depending on the nature of the project, including Sustainability, Tree, Ecology, Transport, Flood Risk, Noise, Contamination and Archaeological Reports.

We will engage in pre-application consultation with the relevant local planning authority and other stakeholders where desirable.  We will amend the proposal with your agreement to take account of any concerns raised by the local planning authority or other stakeholders prior to the submission of the planning application.

Where pre-application consultation is not considered to be desirable or necessary, we will submit the planning application and / or listed building consent with the relevant supporting information.  Once submitted, we will monitor the progress of the application and where possible will make any minor modification to the proposal that may be requested by the local planning authority.

When applications are considered by a Development Control Committee of Members of the Council, we will often attend the meeting and make representations as desirable.  If a planning and / or listed building consent application is refused, we will advise on the merits of submitting an appeal to the Secretary of State and can provide a separate quotation for the work involved in submitting such appeals.
